Historically, summers in the Scottsdale area tend to produce a slightly stagnant market. Families are getting settled back to school, and luxury sales decrease as we don’t see our second home visitors typically until October or November. Price per square foot reflects that leveling out on the chart below. What we are excited about for our sellers is that prices have increased 6-8% over the past 8 months and Cromford Report is forecasting another 2% increase in October. Buyers are still out there, and acclimating to higher interest rates.
From a buyers perspective, it could be a good time to get into the market. As the Cromford Report says: “Waiting for the perfect home, at the perfect time, at the perfect price and the perfect mortgage rate is an exhausting and futile endeavor. The reason being that when all the perfect boxes are checked off, there is a line of competing buyers that make the experience… well ...less perfect.” Right now we have - less competition from other buyers and favorable pricing that is forecasted to only go higher. As soon as interest rates start coming down, a buyer can refinance. But if you aren’t in the game yet when that does happen, the flood gates will open and you’ll be competing against all the other buyers who waited.

- AZ State Fair - open from September 28th through OCtober 29th. The largest fair in Arizona with rides, games, tons of food, rodeos, music, and all the good stuff. Indian Fry Bread, anyone?
- AZ JaZZ Fest - Dubbed the best smooth jazz experience in the U.S. this year hosts an awesome lineup. Running October 20th-22nd.
- First Fridays Art Walk in downtown Phoenix kicks off on october 6th. The first Friday of every month, walk the arts district and experience food, performances and of course, lots of art!

- 12th Annual Dia de los Muertos Festival on October 29th at Steele Park in Phoenix. Vendors, food, performances and an amazing cultural experience.
